Pleasant Grove is even more crowded because of the reduced traffic compared to other developed cities in Utah. The proximity to the city area allows residents to maintain a pleasant lifestyle and at the same time enjoy a personal small town atmosphere. In fact, because of its proximity to Salt Lake City and being less than a mile from the Utah State University campus, Pleasant Grove residents actually have more jobs in the city. It is also less far from downtown and easier to reach all of Utah's major cities.
Pleasant Grove has seen steady growth over the past few years, averaging 3.5% per year for the past five years.
The home price-to-income ratio is 246: 200, slightly higher than other Utah cities, but still lower than the state-wide average of 234: 100. The five-year appreciation rate was 8.9% last year, and if you look at the median household income of Pleasant Grove ($246,200), you will see that it is 3.7%. That is less than the 4.5% annual growth rate in 2012 and the same as in 2013, the year before. Last year, the median value per square foot of property in the city averaged $1,000, up from $2,500 in 2011 and $3,300 in 2010.
